Read the listing again. Check the route beforehand - never be late! Bring all documents (printed). Prepare questions (shows interest). Phone on silent.
First impression
On time (5 min early), well-groomed but not overdressed, friendly and interested. Firm handshake, eye contact, smile. Remember and use the landlord's/agent's name.
During the viewing
Show interest but don't overdo it. Ask smart questions: utilities, heating type, renovations, neighbors. Don't speak negatively about the apartment - 'interesting layout' instead of 'cramped'. Photos only with permission.
What to check?
Test water pressure (turn on tap), test windows and doors, count outlets, check cell reception, look for mold traces (corners, behind furniture), noise level (street, neighbors), check heating.
After the viewing
Contact same day by email: Thanks for the viewing, still very interested, documents attached if not already sent. Keep it short.
